AD DESIGN Terms and Conditions

Please note that our written communications will contain personal data which will be stored safely. We will only use the data for project-related documentation. We will not use the data for marketing purposes or share with manufacturers, consultants or building contractors unless relevant for project-related purposes.  Individuals or organisations may request their personal data be amended or deleted if requested.

A broad outline of the scheme is as follows and forms the initial brief:

Our methods of working are now confirmed here in writing. The scope of our work will entail measuring the existing building; plotting survey drawings; checking site levels, prepare feasibility sketches; prepare detailed designs and liaise with Planning department; submit planning application or permitted development notification to Council; prepare Building Regulations Application; obtain competitive tenders or negotiate with your nominated contractors; inspect and value building works in progress; additional site drawings for variations; provide final certificate upon satisfactory completion of the building works.

There is no limit to the numbers of preliminary design sketches and meetings which will be required to assess your overall requirements and preferences. We will create a bespoke solution for you.

All our work will be produced in 3D Revit format which will assist you to understand the inter-relationships of all the spaces. This is rather like “Grand Designs” techniques for presentation. We will be able to send you electronic copies and paper copies of our proposals. You are also most welcome to visit our offices at any time and sit with our designers to see the designs being manipulated in 3D on the computer screens.

At this preliminary stage before any design work is started it is difficult to “second guess” the final size of the approved design, quality of finishes to be used and the likely site constraints which may affect a builder’s tender figure.

Occasionally planning departments issue a planning consent on which certain conditions may be imposed concerning starting the development or additional details may be requested. These are generally out of our control, but we will be able to advise you on how these conditions may be satisfied. Any additional time spent by us on such items will be charged at an appropriate rate.

Aled Davies MCIAT will be responsible for organising your project and allocating enough resources from our office to ensure smooth progress through various stages of the scheme.

Aled started at Ken Morgan Design & Building Management Ltd (now A. D. Architectural Design Consultants Ltd) in 2001 he has a BSc (First Class Honours) degree in Architectural Technology and became a Member of the Chartered Institute of Architectural Technologists in 2016.  He has been involved in Commercial, Industrial, Educational and Housing projects since the start of my employment, and became a shareholder and Technical Director in 2016 and the sole director of the company in 2021.

Ken Morgan qualified for Registration as an Architect in 1975; his qualifications are B.Sc. (Environmental Studies) with First Class Honours and Bachelor of Architecture (Wales) with Distinction.  He is also a member of the Association of Project Safety.  In December 2009.  Ken remains in the practice as a Consultant Architect.

Each of us may terminate this Agreement in writing and any fees, which may remain outstanding at that date, should be immediately payable. We operate our Practice in accordance with the recommendations of the Chartered Institute of Architectural Technologists, which sets the Standards of Conduct, and Practice of qualified Architectural Technologists. We are required by this Institute to hold Professional Indemnity Insurance and we can confirm this is normally renewed annually.

Architectural Technologists are subject to the Disciplinary Sanction of the Institute in relation to complaints of unacceptable Professional Conduct or serious Professional Incompetence. We always attempt to satisfy our client’s needs with the utmost Professional integrity and if you should ever feel that you have cause for dissatisfaction, we would be glad to discuss this matter informally with you by telephone or in a personal meeting to attempt to resolve the matter amicably; if this is not possible the professional dispute procedure is set out in the Chartered Institute of Architectural Technologists Conditions of Engagement (also attached to our initial commission email).

The CIAT standard Conditions of Engagement is attached, can you please print off, sign and send back a scanned electronic copy which confirms you have read and understood the basis of this commission; alternatively (if you do not have printing facilities) we will accept confirmation in an email that you have read and understood the Conditions of Engagement.

We do not operate a Policy of advertising our services and we generally win our work through personal recommendation of satisfied clients. If you should require any references, please do not hesitate to contact us.

We hold a database of Consultants and Contractors with whom we have worked on previous projects and some of them have introduced us to clients. Should you require information about the services, which these other parties can offer we would able to clarify. We have no conflict of interest or pecuniary dealings with any of these firms. They are fully independent operators. We would expect any consultants providing additional information for your project to agree their terms of appointment and fees with you which you will pay direct.
